How do I register on the portal?

Complete the registration form with your name, email, phone, and country of operation. Access is activated within 24 business hours.

Is there any cost to register?

No. Access to the portal, materials, and tools is completely free. You only receive commission when you close sales.

Can I access all Abora projects?

Yes. A single registration gives you access to all active and future Abora by Metrovacesa developments in the portal.

Do I need territorial exclusivity to register?

No. You can operate from any country and with clients of any nationality. There are no territorial restrictions, except for specific agreements that are negotiated separately.

What if I already work with other Spanish developers?

That's not a problem. You can have a mixed portfolio. The portal is designed to add Abora to your current offering without conflicts.

What does the materials library include?

Everything you need to sell:

  • Commercial brochures (PDF + interactive)
  • Master plans and floor plans (2D and 3D)
  • Photorealistic renders and walkthrough videos
  • Real-time updated price lists
  • Available inventory by typology
  • Legal documentation and payment plans

How much do I receive per sale?

Standard model: 3% of the value of the unit sold.

Who pays the commission?

Metrovacesa. It doesn't come from the buyer's pocket. It's included in the developer's cost structure.

When do I receive the commission?

Within 30 days of the signing of the purchase agreement by the client and the completion of the initial payment (generally, the 10% deposit).

What happens if the client cancels after payment?

If the cancellation occurs for reasons attributable to the client (not due to breach of Metrovacesa's obligations), the commission already paid is not refunded. If it occurs before payment, the commission is not generated.

Are there recurring commissions if the client buys more units?

Not directly, but if within the following 12 months that client purchases again, you remain the registered broker and receive the corresponding commission. This also applies if you refer another buyer (with proper tracking).

Can I invoice as an independent/company from my country?

Yes. Abora works with international brokers under different tax regimes. You need:

  • Valid broker license (if your country requires it)
  • Tax ID/VAT number or equivalent
  • Bank details for international transfer

If operating from the EU, it's generally done with invoice + reverse charge VAT.

Do I have direct contact with someone from Abora?

Yes. Each market has an assigned Commercial Head. You receive their direct contact (WhatsApp + email) the day your access is activated.

Can I visit the projects physically?

Yes. If you have serious clients (Tier A/B confirmed), Abora organizes on-site visits in Tenerife. Coordination through the Commercial Head. Travel expenses are on your account, but conditions can be negotiated for groups.

Are there marketing materials to attract clients?

Yes. In the library there are:

  • Social media posts (LinkedIn, Instagram, Facebook) with texts in multiple languages
  • Banners for Google Ads and Facebook Ads (multiple formats)
  • Email templates for outbound to your database
  • Call scripts for cold outreach

All editable to adapt to your tone.

What client profile buys Abora properties?

The main profiles are:

Do you accept clients of any nationality?

Yes. There are no nationality restrictions for property acquisition in Spain. EU and non-EU nationals can purchase freely.

Can clients visit before buying or do they buy purely off-plan?

Both options:

  • Pure off-plan: Many investors buy 100% digitally (especially repeat buyers)
  • On-site visit: For first-time buyers or tickets >€300K, physical visits are recommended. Abora organizes show homes and tours.

The 3D configurator + video tours significantly reduce the need for visits to decide.

Do I need a special license to sell Abora properties?

If operating from Spain: You need a valid real estate agent license according to local regulations.

If operating from outside Spain: You don't need a Spanish license. You operate as an international broker under local regulation. Abora manages the final transaction in Spain.

Are the contracts secure?

Yes. Metrovacesa is a publicly traded company with over 90 years of history. All projects have:

  • Bank guarantees for amounts paid during construction
  • 10-year structural warranty
  • Full compliance with Spanish real estate regulations
  • Transparent contracts reviewed by notaries

Spain's legal framework for real estate is one of the most robust in Europe.

What happens if there are construction delays?

Metrovacesa has a strong track record of on-time delivery. Legally:

  • Bank guarantees protect the buyer's funds
  • The buyer can request compensation according to contract
  • Your commission is paid when the project is certified for delivery

How is my clients' data protected (GDPR)?

The portal complies with GDPR for EU clients. Data is hosted on secure AWS servers in Europe. Privacy policies are available in the portal. Leads are visible only to you and your assigned Commercial Head, not shared with other brokers.

How long does it take to make the first sale?

It depends on your current network:

  • If you already have an investor database: First conversions in 2-4 weeks
  • If starting from scratch: 2-3 months (pipeline building + nurturing time)
